EDIT: Orbit are incredibly untrustworthy. They sold us the house and used the white picket fence as a selling point and even added it on to our reservation checklist under boundary treatments. However we have just found out they never had planning permission and knew the fence was only a temporary sales tactic. Orbit are selling houses under false pretences and misleading customers.
We have lived here over a year now and unfortunately have found that the grounds are not being maintained. We are paying a significant amount in service charges for this. We are now being told that the reason the development is overgrown is for wildlife however, many of the communal/shared areas haven’t been landscaped. A gardener has only come out a few times and that is only after we send numerous emails. Orbit are incredibly unhelpful as well, lots of ongoing issues and very poor service.

Moved in 8 months ago and mixed experience so far. The neighbours are mostly lovely but there is a lot of anti-social behaviour in the flats that Orbit don’t seem to be doing anything about. They also only seem to maintain half of the estate, with the newer part never having any of the communal areas mowed or maintained with weeds growing into the paths. They seem to ignore fixing issues with the communal bin areas leading to lots of rubbish around the flats (see pics). Also still no street lighting in that phase despite being installed. Other than those issue and Orbit (who have been really poor so far), the estate is lovely and we love Headcorn!

My husband and I with our 3yr old and 4m old baby moved in January. We are very happy here. We see the potential the place has and it has been great for our family to finally have a house with a garden. The rooms are great sizes. Kitchen is amazing and big. Lounge dining area is spacious too. We are so happy with the house and only found very minor snags that we are sure will get addressed in no time.

We purchased our property on kings oak park which we hoped would be our dream home. After numerous delays with the completion of our new home we eventually moved in 6 weeks ago. Whist we enjoy living here we have encountered endless problems,many of which are still to be resolved. We have sent countless emails to the customer “care” team which are continuously ignored. Their lack of response we have found unprofessional and uncaring. They are unable to deliver the high quality & exceptional customer service that they promise. Amongst the issues we have encountered are problems with the snagging. Often the only way we have managed to rectify some of the issues regarding snagging is to speak directly to the builders who are on site. Depending on who you speak to depends on the standard of workmanship that you will receive.
We have constantly asked for the builders fencing near our property to be removed. It has not been needed since we moved in. We are told it needs an extra special tool to remove! Meanwhile the weeds and brambles in the “meadow” are growing up and around the wire fencing and through into residents gardens. What could be a pretty wild flower meadow just looks an unsightly, uncared mess which is not what potential customers or the residents want to look at. It just looks uncared for. We are currently paying £400 yearly for the privilege of admiring the weeds and mess.
We hope in time things will improve but feel it could be a very long wait!!

We love living here but they need to sort out the grounds as they are not being looked after, we have contacted customer service but they just keep kicking the can down the road and are doing nothing.
We have concerns about the frequency and standard of work expected to be carried out by the maintenance company. We have never seen the roads and pathways swept since we have lived here, and considering this is included in our bill this year we would expect the service to be completed along with weeding of these areas on a regular basis. Grass cutting does seem to be a very intermittent activity, and although we understand that seasons and the weather play a part in the regularity, the grounds do appear unkempt at times.

If I could put zero it would be an understatement,
A disgrace to the profession, no idea what they are doing, reserved a plot and immediately delayed the build by 9 months.
Removed our deposit due to "material"delay not being within the help to buy window. Kept moving the price in line with the market
However they are still marketing them as help to buy.
Weeks to refund the deposit.
RICS code of practise are all over them. AVOID
Word has it a service charge consultant has been employed for the existing reseidents.

If I could give a 0 I would. Huge errors from the sales team resulting in the home I was told I was buying being sold to someone else as the sales team filled a form in wrong. Tanith the sales lady in question then invented a phone call to try and cover up her error. I had to cancel the entire thing resulting in me being financially impacted.
I have escalated this to RICS and The housing Ombudsman.
Complete and utter shambles and disgraceful attempt to try and cover up mistakes.
Do not trust them.

Paid a deposit which was fully refundable, and they have taken weeks to pay it back after promising a maximum of 7 working days. They are liars and have no idea what they are doing at Orbit! I asked for a refund on the reservation because they promised a price and then put the price up 5k upon fully reserving the property. I have reserved elsewhere. it doesn't allow me to put 0 stars unfortunately. 0/10.

What an attractive development. Our daughter and family were the first to move in. Beautiful new home.
